SunRiver is one of my favorite communities to show and sell homes in St George Utah!  Each and every time I take clients to this lovely community, it never disappoints. Gorgeously manicured landscaping and homes, impeccably clean facilities and clubhouse, friendly staff and welcoming residents make this the premier place to call home if you are 55+ or better.

The Sun River St George 55+ community real estate market was better than last month and about the same as last year this time.  Available inventory was down and sales prices increased slightly over last year this time.  Sales prices increased 2.19% over last years figures in March, and the number of sales remained about the same.  There were only 3 homes priced under $200,000 for sale in March 2015 which is significantly lower than last year when there were 12!  There were 67 homes for sale in SunRiver March 2015.  Check out the latest statistics below~

There were 18 homes sold in SunRiver during March 2015-

2 homes sold for between $150,000-$200,000
2 homes sold for between $200,000-$250,000
3 homes sold for between $250,000-$300,000
4 homes sold for between $300,000-$350,000
2 homes sold for between $350,000-$400,000
1 home sold for between $400,000-$450,000
2 homes sold for between $500,000-$600,000
1 home sold for between $600,000-$650,000
1 home sold for between $700,000-$750,000

For a year over year comparison-

Average Sales Price in March 2014 was $356,398-in March 2015 it was $364,230. Sales prices increased 2.19% year over year in March. 

Given the volume of sales, there is a 4.49 month supply of SunRiver homes for sale which is down slightly from last year at this time when there was approximately 4.73 months supply of SunRiver homes for sale.

During the month of March 2015, homes in SunRiver sold for 95.2% of their original listed price!

There were 67 homes for sale in March 2015 which is 9 less than the previous year in 2014. 

Prices are great, although they look to be rising and inventory of homes for sale in SunRiver is slightly lower so there’s a few less homes currently to choose from!

Interest rates are at historic lows which makes this a wonderful time to purchase a home in SunRiver St George!  It looks like the St George Utah 55+ Communities market is bouncing back and prices are starting to rise.

The Sun River St George 55+ community real estate market was down during the month of January 2015 probably due to the holidays.  Available inventory was up slightly and sales prices also decreased over last year this time.  Sales prices decreased 21.57% over last years figures in January, and the number of sales remained about the same.  There were only 3 homes priced under $200,000 for sale.  There were 70 homes for sale in SunRiver  January 2015.  Check out the latest statistics below~

There were 12 homes sold in SunRiver during January 2015-

4 homes sold for between $125,000-$200,000
1 home sold for between $200,000-$250,000
2 homes sold for between $300,000-$350,000
4 homes sold for between $350,000- $400,000
1 home sold for between $550,000-$600,000

For a year over year comparison-

Average Sales Price in January 2014 was $380,756-in January 2015 it was $298,613. Sales prices decreased 21.57% year over year in January. 

Given the volume of sales, there is a 4.72 month supply of SunRiver homes for sale which is up slightly from last year at this time when there was approximately 4.08  months supply of SunRiver homes for sale.

During the month of January 2015, homes in SunRiver sold for 95.6% of their original listed price!

There were 70 homes for sale in January 2015 which is 5 more than the previous year in 2014. 

Prices are great, although they look to be rising and inventory of homes for sale in SunRiver is slightly higher so there’s a few more homes currently to choose from!

The Sun River St George 55+ community real estate market remained strong during the month of December 2014 and I predict it will continue through the winter.  Available inventory was up slightly and sales prices increased slightly over last year this time.  Sales prices increased 1.49% over last years figures in December, and the number of sales remained steady.  There were only 6 homes priced under $200,000 for sale.  There were 62 homes for sale in SunRiver  December 2014.  Check out the latest statistics below~

There were 22 homes sold in SunRiver during December 2014-

2 homes sold for between $150,000-$200,000
2 homes sold for between $200,000-$250,000

During the month of December 2014, homes in SunRiver sold for 98% of their original listed price!

The Sun River St George  real estate market remained strong during the month of September 2014 and I predict it will continue through the fall & winter.  Available inventory was up although sales prices dropped slightly.  Sales prices decreased 7.66% in September, but the number of sales was just one more than August, at 15.  There were only 6 homes priced under $200,000 for sale.  There were 60 homes for sale in SunRiver  September 2014.  Check out the latest statistics below~

During the month of Septemer 2014, homes in SunRiver sold for 99% of their original listed price!

There were 60 homes for sale in September 2014 which is 11 more than the previous year in 2013.

You’ll notice that sales prices rose 5.53%  and there were only 8 homes priced under $200,000 for sale.  There were 60 homes for sale in SunRiver  August 2014.  Check out the latest statistics below~

Given the volume of sales, there is a 3.89 months supply of SunRiver homes for sale which is up slightly from last year at this time when there was approximately 3.51  months supply of SunRiver homes for sale.

During the month of August 2014, homes in SunRiver sold for 97.6% of their original listed price!
